A defined part of our portfolio is income-producing property acquired and managed under Sharia principles. We buy in a focused set of target submarkets, screen every asset and tenant for permissible use, and structure ownership so returns come from real property and real operations rather than interest.

In practice that means we do not acquire or lease to businesses whose primary activity is alcohol, pork and other non-halal food, gambling, adult entertainment, tobacco, or conventional interest-based lending. Where financing is required, we use Sharia-compliant structures instead of conventional debt.

We exclude property and tenants whose primary business is alcohol, pork and other non-halal food, gambling, adult entertainment, tobacco, or conventional interest-based lending.

Interest-free structures

We favor equity and profit-and-loss sharing structures, and use Sharia-compliant financing such as murabaha, ijara, and diminishing musharakah rather than conventional interest-bearing debt.

Real assets and real income

Returns come from rent, operations, and improvements to tangible property, not from speculation or trading in financial instruments.

Documented screening

Every asset is screened before acquisition and reviewed on an ongoing basis, with use restrictions carried into leases and operating agreements.

We concentrate on a defined set of U.S. submarkets where we know the tenants, the codes, and the operators, rather than buying opportunistically across the country.
